If you plan to sell your home, the first and most important step in the process is to determine the value of your home. Therefore, now the questions becomes how does one determine how much there home is worth. Let us get familiar with one of the main report tools us as Realtors/Agents use in determining home values.
CMA Comparative Market Analysis:
To begin we use your address,City,State, Zip, and sub-division to begin the report process. Why do we need your sub-division? We want keep our initial report data in your specific sub-division, and only increase the radius from your home if we need more (Comps) homes to compare with.
In our initial report, we are focusing on #1-homes currently for sale, and #2-homes recently sold. From this, we find #1-square foot price for homes currently for sale, and #2-square foot price for homes recently sold.
Example;
The average square foot price for homes actively for sale is $85.00.
The average square foot price for homes sold in the past 3-months is $80.00.
2,000 square foot home @ $85.00 per s.f. equals $170,000.
2,000 square foot home @ $80.00 per s.f. equals $160,000.
Please understand this is a basic overview only, and there are many more variables to consider when pricing your home. There may be homes with numerous upgrades that would increase the home value, and other the flip side a home may have need of upgrades, repairs etc.
My goal here is to simply point out…You must Know What the Home is Worth before you can sell it.

For Sale By Owner Flat Fee MLS Service for only $399.95…   The only way to sell your home by owner!
You must list your home on the MLS, or it will not be found by Buyers Agents while searching for Homes.
At minimum; purchase a Flat Fee MLS Program from a local Agent.  You will need the services of local Title Companies, Insurance providers, Attorneys, Inspectors, Appraisers to name a few. As local Agents officed in Frisco, serving Collin County we have relationships with every business aspect in buying or selling homes locally. We can assist you through the process, and are available as Real Estate Agents to you at any time.
For those determined to selling their home by owner, our Flat Fee MLS program is the only way to expose your house to Real Estate Agents. All Agents in Collin County search real estate for buyers using the MLS. Home buyers searching in Collin County will find the MLS search tool free online, and will not find your home. Purchasing our flat-fee MLS option, you eliminate paying the listing Broker’s commission completely, thus cutting your paid commission either in half or in full if a buyer buys your home without using a Real Estate Agent.
How Much can you Save?
When you list your home with a typical realtor, you can usually expect to pay them a commission of 5 - 7% depending on your local market. Traditionally, your broker lists your home on the local MLS and offers half of their commission to any broker who can bring them a buyer.
However, with our flat-fee MLS option, you eliminate the listing broker’s commission, thus cutting your paid commission either in half or in full.
How Does It Work?
We list your property on the MLS for a Flat Fee of $399.95. I will contact you to get the information about your property for sale and list your home on our local MLS. You pay only 2%-3% to a broker who brings you a buyer. If you find a buyer on your own, you pay $0 commission. That is where the value listing by owner through our MLS Flat Fee Program benefits you.
What is the MLS Flat Fee Listing?
MLS Entry Only is a service for sellers to sell their property without hiring a Real Estate Agent. The MLS Entry Only Listing is a type of Realtor MLS listing introduced by the National Association of Realtors. This new MLS listing allows sellers to list their home on MLS, usually for a flat fee through a licensed broker.
Consumers/Buyers can now view properties using the MLS, which was once private. In order to post a listing on the MLS, one must still be a licensed Realtor. Therefore, if a homeowner wants to list their home on the MLS, they must contract with a licensed Realtor and pay a commission for the buying side but also a listing fee for this service. The $399.95 fee is paid up front and your home or property will receive superb exposure in the local MLS systems.
How We Work Together?
Initially you would send me your names, address, contact information for the property you wish to sell.
I use the County Appraisal Districts web site, and gather all legal descriptions, square footage, and other information needed for the listing.
I send you a (CMA) Comparative Market Analysis report showing all sold, and active homes in your subdivision. This report will help you in determining a fair market value for your home. You need to price your home competitively.
Once you determine the selling price for your home, you would send me 10-20 photos and a description of the property.
I will enter your property information into the Multiple Listing Service in your area. You home can now be viewed by all of the real estate agents as well as their buyers. If a buyer’s agent brings you a buyer, you pay them the agreed amount of commission stated on your listing at closing.Â
MLS Rules:
We are providing you an “Entry Only” listing on the MLS, which means you, must abide to the following rules:
You will be the “Contact Person” for your listing. Your name and phone number are listed on the MLS, allowing Realtors to contact you directly.
All real estate agents and buyers will contact you directly to set up showings or ask you questions. You are in complete control of scheduling, and when your property is to be shown, so please make sure the phone numbers you provide are the best way to reach you.
You agree to pay a buyers agent commission fee from the purchase price of your home to a Realtor/Agent if they bring you a qualified buyer for your home and it proceeds to a successful closing (the Realtor’s MLS requires this). The commission amount you offer is your choice. If you locate a buyer on your own (while listed on the MLS) and there is no Realtor involved, you owe no commission.
